A house that stays connected within
The main living floor unfolds across several connected levels. The open kitchen and dining area lead into a generous lounge and library, creating distinct places to cook, read, work or gather while remaining visually connected. Wide openings pull daylight and the landscape through the house and make the terraces a natural continuation of the interior.
Pool
The view, held by the water
Set below the house, the private pool is framed by sun terraces, loungers and far-reaching Tramuntana views. It can be heated on request and offers enough separation for a swim, a quiet afternoon or time together without leaving the heart of the residence.

Long meals, high above the valley
A long outdoor table turns the terrace into a lookout above the landscape. Close to the kitchen yet removed from the pace of the house, it is made for slow breakfasts, late lunches and dinners that continue into the evening.

Terraces shaped by the landscape
Stone terraces, mature planting and quieter corners soften the finca’s mountain setting and create privacy around the house. Paths connect the pool, yoga deck and shared outdoor spaces, always returning to the view.

A private gym and sauna with garden views make movement and recovery part of the house. Yoga sets are provided in every suite, with a dedicated outdoor deck for quiet sessions in nature.

How many guests can stay at Finca Bella Roca?
The residence welcomes up to eight guests, as well as babies and toddlers. It has four suites, each with its own bathroom.
What are the check-in and check-out times?
Check-in is generally from 4 pm, with check-out by 10 am. Guest Relations shares the final arrival details before your stay.
What is the minimum stay?
The standard minimum stay is seven nights. Selected shorter stays from four nights may be available depending on the season and travel dates; current options appear in the booking system.
Is the pool heated?
The saltwater pool can be heated on request. Availability and any additional cost are confirmed during booking.
How far is the finca from Palma and the airport?
Both Palma and Palma de Mallorca Airport can usually be reached in around 30 minutes by car.
What is included with the stay?
Finca Bella Roca is fully equipped for your stay, with all boutique amenities prepared before you arrive. Guest Relations and our Experience Manager support you before, during and after your stay – all you need to bring is your suitcase.
Which additional services can be arranged?
Our Experience Manager can arrange private chefs, airport transfers, car hire, yoga, restaurant reservations, days at sea and further experiences tailored to your stay.
How do payment and cancellation work?
A 30% deposit is due within 14 days of booking, with the balance payable four weeks before arrival. Cancellation fees are 30% of the total price 90 days or more before arrival, 50% from 89 to 60 days, 75% from 59 to 30 days, and 95% from 29 days before arrival or in the event of a no-show.
